We were appointed to deliver the heating and water infrastructure replacement at Lily Lane Primary School on behalf of the Changing Lives in Collaboration Trust. The project involved upgrading ageing mechanical services across the school while maintaining a safe and operational learning environment.

The project’s primary objective was to improve the reliability, efficiency and long-term performance of the school’s heating and domestic water systems, with carefully planned works to minimise disruption to pupils and staff throughout the programme.

Our scope of works included the replacement and modification of the existing low temperature hot water heating system serving radiators throughout the building, together with associated pipework alterations and upgraded thermal insulation. Domestic hot water services were rationalised through the installation of new local electric water heaters, replacing the existing arrangement to better suit the building’s operational requirements. The project also included the installation of new plantroom equipment, including circulation pumps, pressurisation equipment, expansion vessels, heat exchangers and an unvented hot water cylinder. In addition, new split air conditioning systems were installed within selected teaching spaces to improve internal environmental conditions. All systems were fully tested and commissioned before handover.

Delivering the works within a live primary school required careful planning and close collaboration with the client and design team. We coordinated the replacement of heating and water infrastructure to maintain heating during the autumn and winter months while ensuring uninterrupted hot and cold water supplies throughout the school. Pipework routes, fire stopping, controls modifications and associated electrical adaptations were carefully coordinated to integrate seamlessly with the existing building services, while maintaining compliance with current regulations and employer requirements.

Drawing on extensive experience in mechanical building services, Senate successfully delivered a modernised heating and water infrastructure that provides improved operational performance and supports the school’s future maintenance requirements. The completed installation was fully commissioned, documented and handed over with comprehensive operating and maintenance information, providing the client with confidence in the long-term reliability and efficient operation of its upgraded building services.

Louisa Sedgwick – Business School ManagerCommunication was really clear and timely, issues were dealt with promptly, and the finished product looks great. Site staff were accommodating, professional and went the extra mile to support our team with training on the new equipment. Overall, it was a very positive experience.
