Senate Group was be appointed by Torus to carry out a full M&E refurbishment of an eight-story residential building comprising 53 flats, with the goal of enhancing energy performance, reducing emissions, and improving the comfort of tenants.
Working collaboratively with the client, Senate delivered a comprehensive upgrade that included the installation of Air Source Heating and Heat Recovery Systems, along with a full suite of mechanical and electrical improvements to bring the building up to Energy Company Obligation (ECO) standards.
Our in-house trades were key to the success of the project, giving us complete control over quality and delivery. A dedicated team, led by an experienced M&E Project Manager and supported by a Lead Electrician and Lead Mechanical Engineer, were assigned exclusively to the project for its 12-month duration. This ensured consistency, clear communication, and strong on-site relationships throughout.
As with any major retrofit of an existing building, challenges arose – particularly in meeting modern energy efficiency requirements in an older structure. By combining meticulous planning, intelligent design, and expert installation, Senate was able to meet and exceed expectations. Our in-house teams ensured seamless coordination, allowing the project to progress safely, on time, and ultimately under budget.
